Hotel guest segmentation is the practice of grouping guests into categories based on booking behaviour, channel, lead time, length of stay, and value — then pricing and marketing to each segment differently. Common segments: corporate, group, leisure, last-minute mobile, loyalty member.

Pricing all bookings at the same rate leaves money on the table. A leisure couple booking 60 days out is price-elastic and chooses on rate. A business traveller booking 3 days out is price-inelastic and chooses on convenience. A wedding block organiser is negotiating from a fixed budget. Each segment values different things and will pay different prices for the same physical room. Segmentation lets you charge each what they're willing to pay. The operational implementation: configure rate plans in your PMS (BAR, corporate, group, loyalty, advance purchase, mobile-only), assign them to the right channels, and track performance by segment monthly. A property with disciplined segmentation typically captures 5-12% more RevPAR than the same property running single-rate pricing.
Why it matters
Segmentation is the foundational revenue management discipline. Without it, ADR is a single number that flattens real customer differences. With it, you optimise per segment and lift total revenue without raising any single rate dramatically.
