Asset managers focus on what the GM doesn't have time for: long-term capital planning, brand positioning, refinancing, comp-set tracking, market repositioning decisions. Asset managers report monthly or quarterly to ownership with metrics including GOPPAR, EBITDA, RevPAR vs comp set (RGI), CAPEX trajectory, market share trends, and competitive positioning. Independent owners typically asset-manage in-house (founder/owner doubles as asset manager) or hire fractional asset management services. Large institutional owners (REITs, hospitality funds, family offices) have dedicated asset management teams covering 5-50 properties each. Key decisions asset managers drive: renovation timing, brand/flag decisions, refinancing, capital improvements, market repositioning, and ultimately disposition (sell vs hold).
