What is TRevPAR (Total Revenue Per Available Room)?

TRevPAR (Total Revenue Per Available Room) measures the total revenue generated per available room, including ALL revenue sources—not just room revenue. This includes food & beverage, spa services, parking, meeting room rental, minibar, and any other guest spending.

For full-service hotels with restaurants, spas, and event spaces, TRevPAR provides a much more accurate picture of performance than RevPAR. A hotel might have modest room revenue but exceptional F&B and spa revenue, making TRevPAR significantly higher than RevPAR.

TRevPAR has become increasingly important as hotels focus on 'total guest value' rather than just room revenue. It encourages hotel managers to think about the entire guest wallet and develop ancillary revenue streams.

How to Calculate TRevPAR

Add up ALL revenue streams: room revenue, food & beverage, spa, parking, resort fees, meetings & events, and any other guest-related income. Divide this total by your available room nights for the period.

The key difference from RevPAR is the numerator: RevPAR uses only room revenue, while TRevPAR uses total revenue. The denominator (available rooms) stays the same.

Worked Example

  6. 6.Hotel: 100 rooms × 30 days = 3,000 available room nights

Why TRevPAR Matters for Full-Service Hotels

TRevPAR reveals revenue opportunities that RevPAR misses. If your RevPAR matches competitors but your TRevPAR lags, you're not capturing enough ancillary spending. This is money guests will spend anyway—the question is whether it goes to your hotel or elsewhere.

TRevPAR also helps evaluate different guest segments. Business travelers might have high room rates but low ancillary spend. Leisure guests might book cheaper rooms but spend heavily on dining and spa. TRevPAR reveals which segments are truly most valuable.

For hotels with significant non-room revenue (resorts, convention hotels, casino hotels), TRevPAR is arguably more important than RevPAR. It captures the business model more accurately.

Limitations of TRevPAR

  • TRevPAR is less useful for limited-service hotels with minimal ancillary revenue
  • Attributing revenue to rooms can be complex—does restaurant revenue from a non-guest count?
  • TRevPAR doesn't account for profitability—high-revenue outlets may have thin margins
